Colliers closed the sale of I-64 Commerce Center in the Louisville, Kentucky, logistics market. The 1,052,831-square-foot, class-A building is fully leased to Canadian Solar.
Located at 139 Logistics Drive in Shelbyville, Kentucky, this mission critical distribution location serves Canadian Solar’s new $800M manufacturing facility in nearby Jeffersonville, Indiana — the company’s main United States manufacturing facility.
Delivered in 2023, the state-of-the-art cross docked facility features 40’ clear height, ESFR sprinkling, 348 auto parking spaces, 230 trailer parking slots and full circulation. Canadian Solar plans to invest up to $500M into the facility to develop its principal United States battery assembly facility.
The Colliers Midwest Investment Services Team — led by Alex Cantu, Alex Davenport, Jeff Devine, and Steven Disse facilitated the transaction on behalf of the seller, Flint Development. The facility was purchased by W. P. Carey Inc, a New York City based real estate investment trust with a 173 million square foot portfolio of net leased properties across North America, Europe, and Japan.
