Colliers closed the recapitalization of 3251 E Heartland Drive in Liberty, Missouri, a 467,708-square-foot Class-A heavy manufacturing facility 20 miles northeast of Kansas City in the Heartland Meadows Industrial Park.
Alex Cantu and Alex Davenport of the Colliers Industrial Capital Markets – Midwest Group, facilitated the joint venture between the property’s developer, Becknell Industrial—a privately held real estate firm focused on the development, management and long-term ownership of industrial properties nationwide—and investment funds managed by Morgan Stanley Real Estate Investing.
LMV Automotive Systems, a division of Magna International, Inc. has occupied 100% of the facility since its completion in February 2013. The property features 32’ clear heights, 61 docks, 50’ x 100’ column spacing, 12,892 square feet of office space and 494 auto parking spaces. The 45-acre site sits immediately off US-69 at the Interstate 35 interchange, providing direct connectivity to Kansas City’s robust highway, rail, and air infrastructure.
