The NRP Group starts construction of 70-unit affordable-housing community in Cleveland

The NRP Group announced the financial closing and ground-breaking of a 70-unit affordable housing community in Cleveland’s Glenville neighborhood.

The project is located next door to The Davis, a fully leased 52-unit affordable community that opened in 2022 in partnership with University Hospitals and Cleveland Clinic.

Churchill Gateway II will offer one-, two- and three-bedroom residences for individuals and families earning between 30% and 60% of the Area Median Income (AMI). Together, both phases of The Davis, totaling 122 units, support the city’s broader effort to revitalize the East 105th Street corridor and expand housing access near University Circle – one of the region’s major employment and healthcare hubs that includes University Hospitals and the Cleveland Clinic.

Located at 10700 Churchill Ave., Churchill Gateway II is being constructed on the former Harry E. Davis Elementary School site. Both the school and the new development are named in honor of Harry E. Davis, a Cleveland native who served four consecutive terms in the Ohio House of Representatives, became the first African American member of the Cleveland Civil Service Commission and later served as an Ohio State Senator. The area is part of Cleveland’s Neighborhood Transformation Initiative, a citywide effort to spur sustainable and equitable growth, support wealth building and stabilize historically disinvested neighborhoods.

In partnership with the May Dugan Center, a Cleveland-based nonprofit that supports immigrants and underserved families, Churchill Gateway II will include community outreach to help prospective residents access housing and support services. The collaboration is part of a state-funded initiative aimed at improving housing access for newcomers to the region.

Residents of Churchill Gateway II will have access to amenities including a community room, fitness center, playground and clubhouse. The building’s location also offers convenient access to programs and services at the University Hospitals Community Wellness Center located at The Davis. These offerings include financial literacy workshops, healthy cooking demonstrations, workforce readiness support and an on-site food pantry.

Situated in Cleveland’s Glenville neighborhood, Churchill Gateway II also benefits from its close proximity to University Circle, home to Case Western Reserve University, the Cleveland Museum of Art, the Cleveland Museum of Natural History and dozens of shops, restaurants and grocers.

Development and financial partners include KeyBank, the City of Cleveland and the Ohio Housing Finance Agency, with support from Low-Income Housing Tax Credits. The four-story building, planned by MA Design, will rise directly north of the original Davis Apartments.

Construction is underway with delivery anticipated in 2026.
