Chicago-based Evergreen Real Estate Group celebrated the topping-off of Leyden Senior Apartments, a four-story, 80-unit independent senior living community in Franklin Park, Illinois, in Chicago’s near-west suburbs.
Located at 2506 N. Mannheim Road, Leyden Senior Apartments will offer 72 one-bedroom and eight two-bedroom residences, designed for seniors aged 62 or older, with incomes at or below 60% of the area median income (AMI). Pre-leasing is scheduled to begin in spring 2026, with completion expected that summer.
In addition to supporting the area’s housing needs, the development will add a new public amenity with the adjacent Carl Fiorito Senior Center. The one-story community center will complement the apartments, offering programs, activities and services tailored to the needs of the township’s older residents. Construction on the senior center is also underway, with the foundation slab now in place.
Designed by Weese Langley Klein Architects, Leyden Senior Apartments will include a community room, fitness room, lounge spaces, laundry rooms and a patio. On-site parking will be available for residents, with a separate parking lot for the senior center.
The Carl Fiorito Senior Center also was designed by Weese Langley Klein Architects and will be owned and operated by Leyden Township. This brand-new facility will include a large community room, heating kitchen, staff offices, conference room and outdoor area.
General contractor F.H. Paschen has completed the residential building’s concrete block masonry and precast plank structure, bringing the building to its full height of four stories. The construction crew currently is working on the installation of mechanical, electrical, plumbing and fire protection rough-ins and next will focus on drywall work, windows and façade finishes over the next couple of months.
The combined development is a highlight of the township’s Moving Mannheim Forward initiative, which seeks to revitalize the broader Mannheim Road corridor. The residential development is being financed through multiple sources, including the Illinois Housing Development Authority (IHDA), Bank of America, Hudson Housing, Leyden Township and the Cook County Department of Planning and Development. Mesirow Financial participated in the underwriting syndicate for the IHDA financing and served as the lead underwriter for Leyden Township’s General Obligation bond offering, which secured the remaining funds needed to complete the capital stack.
Leyden Senior Apartments will be located near major retailers, including a Jewel-Osco grocery store, as well as a variety of restaurants and stores near the intersection of Mannheim Road and Grand Avenue. Directly across the street is Leyden Township Hall, and the Franklin Park Public Library is nearby. The community will also be a short drive to the Franklin Park Metra train station and is close to several bus routes.
