The property is situated within Park 100, a prominent industrial park in the Northwest submarket.
Colliers Industrial Capital Markets advisors Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse, and Tyler Ziebel, in partnership with local market advisors Jason Speckman, Tyler Wilson, and Sydney Gabriel, represented the seller. The buyer was Blue Ridge Industrial LLC, a Dallas-based private equity firm focused on acquiring, developing, and managing functional, well-located industrial real estate.
The portfolio consists of two buildings totaling 149,012 square feet on 14.6 acres. The property features clear heights ranging from 16 to 20 feet, 25 dock doors, 23 drive-in doors, and 337 parking spaces. The asset provides immediate access to Interstate 465 and Interstate 65, supporting connectivity across the Indianapolis metro area and regional distribution corridors.
At the time of sale, the portfolio was 95.6% occupied, comprising a diverse mix of warehouse, light industrial, and flex space leased to 21 tenants.
