Marcus & Millichap negotiated the sale of Greenhouse at I-10 Retail Center, a 14,000-square-foot office medical property in Houston.

Joseph Jaques, Alex Wolansky, CCIM, Ron Hebert and Gus Lagos, investment specialists in Marcus & Millichap’s Dallas and Houston offices, exclusively marketed the property on behalf of the seller, and procured the buyer, both private individuals.

Greenhouse at I-10 Retail Center is located at 19304 Katy Freeway. Built in 2024, the property totals two acres. At the time of sale, approximately 4,000 square feet was leased to Excel Urgent Care, while the remaining 10,000 square feet was vacant. The buyer plans to occupy the available space for a medical use. Positioned near Houston Methodist West Hospital and Texas Children’s Hospital West Campus, the property benefits from continued residential growth and expanding retail development, including nearby restaurants such as Shake Shack, Pluckers Wing Bar, CAVA, Tim Hortons and Tacodeli.
