The property was purchased by a local organization planning to establish a nonprofit community center.
The seller, Cal Jen LLC, owned the property as an investment for more than a decade. As retirement shifted the owner’s priorities, the decision was made to sell while finding a buyer whose plans aligned with the seller’s vision for the property’s future and its role in the community.
The transaction presented unexpected challenges after the City of Grand Rapids’ redevelopment plans designated the adjacent library-owned parking lot for future development, eliminating it as a long-term parking option for the property. The change significantly impacted the property’s value and reduced the pool of potential buyers.
Rather than allowing those challenges to define the transaction, the marketing strategy evolved to highlight the property’s remaining strengths and future possibilities. One concept explored involved converting the rear garden into additional parking, helping prospective buyers see opportunities beyond the immediate site constraints.
After nearly three years, the property was successfully sold to an organization planning to establish a nonprofit community center. The outcome provided the seller with confidence that the building would begin a new chapter serving the surrounding neighborhood.
