Core Spaces delivers 6,000 new student housing beds at colleges across country

Core Spaces announced the delivery of approximately 6,000 new student housing beds across six purpose-built student housing communities completed ahead of schedule for the 2026 academic year.

The new developments further expand Core’s growing national portfolio across Tier 1 university markets anchored by Power 4 conference schools and reflect the firm’s continued focus on delivering elevated student experiences through thoughtful design, innovation, and a hospitality-driven approach to living.

By July 15, 2026, Core had successfully delivered all six Hub on Campus communities, with every project completed at least six weeks ahead of move-in and under budget. 2026 deliveries include:

  • Hub Ann Arbor William (University of Michigan): 202 units, 638 beds
  • Hub Boulder (University of Colorado Boulder): 96 units, 404 beds
  • Hub Knoxville, Phase II (University of Tennessee): 111 units, 331 beds
  • Hub Madison Bassett (University of Wisconsin-Madison): 235 units, 910 beds
  • Hub Raleigh (NC State University): 665 units, 2,195 beds
  • Hub Tallahassee (Florida State University): 367 units, 1,316 beds

Delivering large-scale communities on that timeline and with that level of consistency reflects the strength of Core’s integrated platform and the disciplined execution of its development, construction and operational teams.

Core continues to advance one of the largest development pipelines in the student housing sector, with approximately 54,000 beds in development across the country. Upcoming 2027 deliveries include:

  • Hub Ann Arbor State (University of Michigan)
  • Hub Bloomington Lincoln (Indiana University)
  • Hub Chauncey (Purdue University)
  • Hub Clemson (Clemson University)
  • Hub Knoxville 18th (University of Tennessee)
  • ōLiv Madison Broom (University of Wisconsin-Madison)
  • ōLiv Tampa (University of South Florida)

Projects including Hub Tempe near Arizona State University, ōLiv Columbia near the University of South Carolina, and Hub College Station near Texas A&M continue to progress toward 2028 delivery.

The firm is also expanding its acquisition and investment platform. Most recently, Core closed a

$300 million four-property portfolio for Core University Living Real Estate Investment Trust (“CUL REIT”) furthering its disciplined approach to growth and capital deployment across Tier 1 markets.
