Prologis acquired 69 acres in Minooka, Illinois, where it will develop Minooka Exchange, a 1,002,000-square-foot Class-A logistics facility. The project will add much needed large-format space to Chicago’s I-80 submarket, one of the region’s primary bulk distribution corridors.
The building will be a single-story, cross-dock building with 40-foot clear height, 290 car parking spaces and an 185-foot truck court that features modern exterior featuring full-height glass entryways and wood accents at each building corner.
Minooka Exchange will be located in a major logistics hub, with convenient access to I-80 via the recently upgraded interchange at Ridge Road, and new retail amenities. The site is adjacent to Canadian National Railway’s Chicago Logistics Hub, now under construction.

Additionally, it aligns with Prologis’ disciplined investment strategy and focus on strengthening its footprint to serve its customers, locally and across the region. The company also recently acquired 26 acres in the Central DuPage submarket, with plans to develop 454k SF of Class A space.
Currently, Prologis has 341 properties totaling more than 79M SF in Chicago. In 2024, the company’s facilities in IL saw $199B in throughput, supporting a $21.2B GDP impact and generating $4.1B in tax revenues.
