Colliers International | Chicago’s Jeff Devine and Steve Disse represented Venture One Real Estate in its sale of an 81,212-square-foot logistics facility at 845 Larch Avenue in Elmhurst, Illinois. Alpha Industrial acquired the property for an undisclosed price.
“Venture One viewed it as an opportune time to sell this very well-located small facility” said Devine. “845 Larch Avenue was one of two new construction projects completed in the Central DuPage submarket in 2018. The area is experiencing record low vacancy rates, which was reflected in the fact that the subject building had been partially leased prior to completion.”
The newly constructed facility is situated on 4.7 acres and features 32-foot clear height, LED lighting, six truck docks, car parking for 62 and trailer parking for nine. Located in DuPage County, the facility offers immediate access to O’Hare International Airport as well as the entire Chicago market via I-290 at York Road, I-294 and I-355. At the time of sale, the facility had 55,879 square feet remaining available, divisible to two units.
