Conor Commercial Real Estate and Globe Corporation have started construction of Northwest Pointe III in Elgin, Illinois. The spec project will include two buildings totaling 349,080 square feet and will accommodate either a single or multi-tenant configuration.
Situated on a 20.54-acre corner parcel within Northwest Corporate Park, this is Conor’s third development in the corporate park. The Northwest Pointe I and II projects were successfully developed, leased and sold over the past three years. The corporate park has direct access to I-90 via the Randall Road four-way interchange located within 1.5 miles of the property.
The exterior of Northwest Pointe III will be precast concrete and the façade of the office entrances will offer natural lighting featuring clerestory windows and a metal steel frame. The plans include one building totaling 163,080 square feet and a second building totaling 186,000 square feet.
Bay size will be 50-foot x 52-foot and the facility will have a 32-foot clear height. There are plans for 20 dock doors, expandable to 28, with two drive-in doors for each building. Building One will provide 145 parking spaces and Building Two will have 239 spaces. The office space is build-to-suit.
“Building on the success of Northwest Pointe I and II, and with the north Cook vacancy rate at 3.5 percent, we are confident that Northwest Pointe III will be successful,” said Brian Quigley, executive vice president of Conor Commercial Real Estate.
Ken Franzese and John Cassidy of the Rosemont, Illinois office of Lee & Associates are serving as the exclusive marketing agents for Northwest Pointe III. The design/build team of McShane Construction Company and Ware Malcomb is providing the comprehensive design and construction services for the new development.
