On behalf of LaSalle Investment Management, JLL’s agency leasing experts announced a 103,399-square-foot lease renewal for TTX Company at 101 N. Wacker. The new deal ensures that the railcar owner and manager will remain as one of the building’s largest tenants next to digital media company, Conversant, who renewed and expanded its lease in 2016.
“TTX is excited to remain at 101 N. Wacker Drive, where its proximity to mass transit provides broad access to a talented Chicagoland workforce,” said TTX vice president and chief human resources officer Brian Powers.
Managing director Melissa Rubenstein and vice president Kim Doyle led the JLL team on behalf of ownership. Todd Lippman, vice chairman, Jim Whalen, executive vice president, Jon Milonas, senior vice president, and Bill Sheehy, senior vice president of CBRE represented TTX on the deal.
“101 N. Wacker uniquely stands as a premier, Class A building on Wacker Drive, which is why we continue to secure the recommitments of major tenants like TTX,” said Rubenstein. “In partnership with LaSalle Investment Management, we are excited to announce a major building renovation, ensuring 101 N. Wacker remains an office leader in the ever-competitive West Loop market.”
Slated for completion in early 2019, improvements to the building will include exterior improvements to create a new identity along Wacker Drive, a sophisticated lobby and a sleek and modern tenant lounge featuring collaboration space, a state of the art conference facility and a game room. Additional tenant enhancements will include an updated fitness center, new bike room, sundry shop and Market Creations Cafe.
“Remaining at 101 N. Wacker, in a modernized workplace, will best position TTX for the recruitment of new talent, as well as the retention of its current workforce,” said Whalen. “The building’s efficiency, accessibility and improving amenity base will continue to enhance the firm’s ongoing success.”
Completed in 1980, the 24-story, Class A office tower comprises 599,503 square feet of space. Designed by the renowned architecture firm Perkins + Will, 101 N. Wacker possesses one of the most desired West Loop locations in Chicago.
