EnTrust Realty Advisors LLC has arranged the acquisition of the 62,000-square-foot Crystal Lake Medical Arts Building by American Realty Capital Healthcare Trust Inc., a publicly registered REIT that acquires and owns a portfolio of healthcare medical office buildings, seniors housing and other post-acute care facilities.
Located at 360 Station Drive in Crystal Lake, the medical office building is anchored by Centegra Health System, which occupies more than 50 percent of the building. The building’s high-acuity medical tenancy includes an urgent care facility, imaging center, spine and pain care, urology, primary care, cardiology, pulmonary, sleep therapy, wellness, physical therapy and neurology. The building is situated between Centegra’s three major campuses in McHenry, Woodstock and Huntley.
“This transaction points to EnTrust Realty Advisors’ ability to source attractive, off-market opportunities,” said James I. Clark III, EnTrust’s managing principal. “The fact that the building has such significant hospital tenancy and is 93 percent occupied with long-term leases makes it a stable and premier investment.”
Affiliated with EnTrust Realty Advisors, The Alter Group will retain the leasing and management of the asset.
