Chicago’s Sitex Group recently wrapped the redevelopment of a two-building industrial complex at 2680-90 West Lake St. and 2800-2840 W. Lake St. in Melrose Park, Ill.
Sitex purchased the 273,073-square-foot complex from the Village of Bellwood in April of 2013. After acquiring the property, Sitex began a capital-improvement campaign that transformed the dilapidated property into a modern, functional warehouse distribution center that can now accommodate a wide variety of warehouse users.
The larger of the two properties, 2800-2840 W. Lake St., measures 170,920 square feet and features 4,500 square feet of office, 22-foot clear heights and 12 exterior docks, expandable to 18. The building at 2680-2690 W. Lake St., is 102,153 square feet, accommodates three tenants and features 22-foot clear heights and 18 exterior loading docks.
The complex is 72 percent occupied.
“Our team is excited to have had the opportunity to rehabilitate this significant and visible industrial property,” said Cary Goldman, Sitex Group partner, in a written statement. “With its excellent proximity to the city of Chicago and surrounding submarkets, this was an ideal infill location and an opportunity we could not pass up.”
