Dallas-based Apricus Realty Capital acquired a 9.2-acre IOS property at 403 W. Brentwood St. in Channelview, Texas, about 18 miles east of Houston off I-10.
The property is leased to GFL Plant Services LP, an industrial services provider supporting the Houston Ship Channel’s petrochemical industries.
The site includes approximately 50,000 square feet of specialized industrial improvements, including 10 wash bays/sumps, multiple above-ground process water tanks, a clarifier tank, enhanced sprinkler/shower system and electrical improvements. The fully stabilized yard is secured with fencing, lighting and extensive concrete/calcium phosphate base.
Located within the Houston Ship Channel industrial corridor, the property offers direct connectivity to I-10 and Beltway 8, providing access to the Houston port, refineries and other key industrial hubs.
Apricus acquired the property in partnership with ABR Capital Partners, continuing the firm’s programmatic joint venture focused on IOS aggregation. Apricus Senior Vice President Garrett Marler and Vice President Cort Martin led the acquisition.
The acquisition expands Apricus Realty Capital’s IOS footprint across Texas and builds on its growing portfolio of properties located in major industrial corridors.
Apricus Realty Capital’s IOS portfolio now includes 15 properties across approximately 80 acres.
