Baum Revision signs Chamberlain University to a 75,000-SF lease in Avondale

Baum Revision has signed a long-term lease with Chamberlain University, one of largest nursing schools in the U.S., for 75,000 square feet at Riverview at Roscoe. The asset is located at 2718 W. Roscoe in Chicago’s Avondale neighborhood.

“We are thrilled to partner with Chamberlain University to build a state-of-the-art facility where our nation’s future healthcare professionals will learn how to deliver exceptional patient care, especially during this critical time,” said Baum Revision Principal Scott Goldman. “We have tremendous admiration for the University’s mission and are honored that Riverview at Roscoe will play a critical role in the process.”

Riverview at Roscoe, the former WMS campus, was acquired through a joint venture of Chicago-based Baum Revision and Dallas-based Meridian Capital from Scientific Games Corporation in March 2020. The campus is currently undergoing major capital improvements, inclusive of an iconic rebrand to position the building as Riverview at Roscoe, a wellness-oriented workplace along the Chicago River with a focus on integrating water, light and air in a LEED Platinum environment.

“We are thrilled to have the opportunity to continue our mission of cultivating extraordinary healthcare heroes in Chicago’s beautiful Avondale community,” said Dr. Simendea Clark, Chamberlain University Chicago’s campus president.

The campus offers flexible floor plates, 500 surface parking spots and provides future tenants with the potential to house a large team while creatively designing their ideal work environment. 2718 W. Roscoe currently has 40,000 square feet available and the adjacent building, located at 3401 N. California, features two floors totaling over 120,000 square feet with 16-foot clear heights.

“We are excited to have this space finally occupied by an educational institution that will be preparing nurses in a time of such great need. We look forward to collaborating to make this area of the ward a better place for everyone,” said 33rd Ward Alderman Rossana Rodriguez.

Stream Realty Partners, led by Patrick Russo, Adam Showalter, and Jessica O’Hara, have been retained to lease and market the property.

“Baum’s investment thesis of providing a wellness-oriented workplaces has come to fruition at Riverview at Roscoe,” Showalter said. “We are seeing a great deal of interest, from tenants seeking to transition from dense downtown buildings into more controllable, neighborhood office buildings. We are excited to welcome Chamberlain to Riverview at Roscoe and expand a health-conscious environment.”

This is the most recent project in the Chicagoland area for Baum Revision. Others recently completed or underway include, Green Exchange, Workshop4200 at 4200 W. Diversey and The Margie’s Building at Armitage, Milwaukee and Western.
