Berkadia brokered the sale of Elm Creek, a 168-unit, garden-style multifamily community in the affluent Kingwood suburb of Houston, Texas.
The sale marks the final transaction in a four-property portfolio marketed by the Berkadia Houston Investment Sales team, led by Senior Managing Director Chris Curry, and including Managing Directors Jeffrey Skipworth, Chris Young, and Joey Rippel, Senior Director Kyle Whitney, and Associate Director Jed Dalton.
The team represented the seller, HGA, a multi-national real estate investment firm based in Hamburg, Germany, and San Diego, California, committed to making a positive, lasting impact for investors and communities through research-based holistic solutions. The sale price was not disclosed.
Elm Creek was acquired by Sentinel Capital, a Houston-based real estate sponsor founded in 2012 and operating as a fully integrated commercial real estate investment platform. Sentinel Capital specializes in strategic acquisitions, development, value-enhancement, and active asset management across diversified commercial portfolios.
Built in 1982, Elm Creek features unrenovated one- and two-bedroom apartments with white kitchen appliances. Community amenities include a swimming pool and well-manicured, mature landscaping that enhances the neighborhood feel of the property. Elm Creek is positioned in one of Houston’s most popular and livable suburbs with convenient access to Houston’s largest employment centers, providing sustained renter demand and supporting long-term rent growth.
