BGO acquired a 100% leased, 11-property portfolio of Class-A ambulatory surgery centers totaling approximately 223,000 square feet across nine U.S. markets on behalf of BGO’s U.S. Core Strategy.
BGO acquired the portfolio from a joint venture of Flagship Healthcare Properties and AEW Capital Management, expanding its healthcare real estate portfolio with a geographically diversified collection of purpose-built outpatient surgical facilities.
The portfolio spans the Dallas-Fort Worth, Chicago, St. Louis, Nashville, Lakeland-Winter Haven, Columbia, Huntsville, Kalamazoo-Portage and Prescott markets. The assets include surgery centers with established affiliations with major health systems in their respective markets, as well as relationships with national ambulatory surgery center operators, combining local healthcare relationships with experienced operating platforms. The facilities feature specialized surgical infrastructure designed to accommodate a broad range of outpatient procedures. Clinical specialties represented across the portfolio include ophthalmology, orthopedics, gastroenterology, ENT, podiatry, plastic and reconstructive surgery, pain management, urology and endoscopy, among others.
The acquisition reflects BGO’s continued conviction in healthcare real estate supporting the evolution of care delivery toward outpatient settings. The portfolio consists of purpose-built ambulatory surgery centers with specialized infrastructure supporting a broad range of same-day surgical procedures.
Flagship Healthcare Properties will continue to provide third-party property management services across all 11 properties. Flagship has managed the assets under the prior ownership, providing continuity for the portfolio following the acquisition.
