Broker with NAI Bergman helps revitalize Ohio retail center

Commercial real estate professionals can make a positive difference in their communities. Just ask Brent Sears, a broker with Cincinnati-based NAI Bergman. Thanks in part to his help, a formerly distressed retail center in Ohio is now thriving.

The story of the 58,127-square-foot Hillsboro Plaza retail center’s rebirth begins in 2005. That’s when Buckeye State Investors, LLC purchased the distressed retail center located at 1088-1100 North High Street in Hillsboro, Ohio.

After thjs buy, the owners began the long road of comprehensively renovating and re-leasing the previously half-empty property.Brent Sears with Cincinnati-based NAI Bergman played a key role in guiding this renovation and leasing space at the center. He served as both general contractor and exclusive leasing broker for the retail center’s owner.

After undergoing a complete renovation, the center is now 100-percent occupied, restoring the tax base to the community and generating significant employment to the City of Hillsboro.

The renovated property is a mix of professional medical office and retail space.  Tenants include Peebles Department Store, #1 China Buffet, First Choice Financial, Rent-A-Center, Dollar Tree, HealthSource of Ohio and Highland District Hospital’s Sports Medicine Rehabilitation Center.

Buckeye State Investors on Oct. 19 sold a 14,009-square-foot portion of the center to HealthSource of Ohio for $1.4 million.  Sears represented the seller and Laurence Bergman also of NAI Bergman represented the buyer.

The balance of Hillsboro Plaza is now being offered for sale for $3.5 million.
