Brown Commercial Group negotiated a land sale in Chicago’s suburban market that will bring a 166,573-square-foot industrial park to the market.
The development is located on the southeast corner of Kenyon Road and IL Route 25 in Bartlett, Illinois. It is built to support warehousing, distribution and e-commerce tenants.
Brown Commercial President and Managing Partner Dan Brown, SIOR, negotiated the transaction on behalf of Cratos Industrial in the Chicago market. A groundbreaking, attended by officials from DSI Group, Cornerstone Architects and Cratos Industrial, was recently held.
“The Chicago industrial market continues to see significant demand from small to mid-sized tenants looking to expand and locate close to key labor pools and transportation corridors,” said Brown, who is also overseeing leasing for the industrial park. “This state-of-the-art industrial park was designed to meet the demand for efficient, modern space that can support growing businesses.”
The building is divisible by three units of 45,000 to 65,000 square feet each. The industrial park offers convenient access to Chicago’s transportation network via access to IL Route 25 and US Route 20. The building includes 32-foot clear height ceilings to support modern distribution; 36 exterior truck docks and three drive-in doors. There will be 202 parking spaces.
Occupancy is slated for 2025.
