Brown Commercial Group negotiated four leases and one sale, totaling 26,360 square feet, in the western and northwestern suburbs of Chicago. Each of the transactions included a business that was expanding.
“Tenant demand continues to outpace supply of small to mid-sized industrial space in many Chicago suburban submarkets, particularly O’Hare and parts of DuPage County,” said Mike Antonelli, partner at Brown Commercial Group. “In today’s strong leasing environment, businesses need to plan ahead and be willing to move quickly when space does become available.
In the first transaction, Brown Commercial Group broker Matt Hanson represented House of India in its sublease of 9,990 square feet at 1340 Louis Avenue in Elk Grove Village, Illinois. The dry Indian food distributor more than tripled the space it previously occupied in Bensenville, Illinois over the last two years and needed a larger space with additional docking capabilities. Darwin Realty’s Nick Krejci represented the building owner.
Brown Commercial Group senior broker Mason Hezner represented the seller of a 6,160-square-foot retail/flex property at 818 W. Northwest Highway in Arlington Heights, Illinois. The buyer, a private investor, was represented by @properties’ Steve McEwen. The buyer is planning a substantial renovation of the two-story building, which previously housed a sign company with private offices on the second floor.
Jim Pietrarosso, a senior broker at Brown Commercial Group, represented M-Tek in its lease of 3,960 square feet at 1632 Todd Farm Road in Elgin, Illinois, for overflow storage. The landlord is a private owner. Nearby, Brown Commercial Group broker Brian Lindgren represented both the building owner, a private investor, and the tenant, Krishiv Foods, LLC, in the lease of 3,600 square feet at 372 Division Street in South Elgin, Illinois. The Indian food distributor will use the space as its new U.S. office. Finally, Antonelli represented the landlord and Hanson represented the tenant in a 2,650-square-foot lease at 750 Birginal Drive in Bensenville to XPRT Biomedical for laboratory testing usage.
