Brown Commercial Group negotiated two sales and one lease in Chicago’s northwest suburbs. The transactions, totaling 31,088 square feet, were in buildings in the active O’Hare, DuPage and Northwest Suburban Cook County submarkets.
“Many industrial occupiers are growing and looking to buy their own space to achieve the long-term benefits of ownership,” said Dan Brown, president of Brown Commercial Group. “The Chicago market continues to see strong demand and short supply of small- to mid-sized buildings that can fit the needs of investors as well as tenants.”
Brown Commercial Group partner, Trinity Scurto, represented the seller, P.J. Fazio Plumbing & Heating, Inc, in its sale of a 13,600-square-foot building at 504 Congress Circle in Roselle, Illinois, to Panels Plus, Inc. The buyer, a manufacturer and distributor of precast and insulated panels and cold storage doors, was expanding from a smaller space in Schaumburg, Illinois. Bespoke CRE’s Bill Lussow represented the buyer.
Scurto also represented Lively Property Holdings LLC in its purchase of a 9,988-square-foot, two-unit building at 91 N. Lively Boulevard in Elk Grove Village, Illinois. Brown Commercial Group senior broker, Mason Hezner, represented the seller, Acorn Realty and Investment LLC. The buyer operates Calma Optimal Foods, a food supplier that will occupy one 5,000-square-foot unit. The other unit will continue to be occupied by Servpro, a cleaning and restoration company.
Also, Brown Commercial Group broker, Brian Lindgren, represented Sure-Pak Corp. in its lease of 7,500 square feet at 120 Prairie Lake Road, Unit B in East Dundee, Illinois. Dan Brown represented the owner, a private investor. The building will be used as a second location for distribution of packaging products.
