CBRE reps Impact Networking on expansion in marquee Chicago office tower

CBRE recently represented Impact Networking LLC, one of the fastest growing managed service providers in the nation, in a 13-year renewal and expansion to 19,000 square feet at 150 N. Michigan Avenue in Chicago.

Impact is expanding from its current 7,000-square-foot space on the 21st floor to lease the top two floors, 40th and 41st, at the iconic 150 N. Michigan. The company will initiate a build-out of the property’s penthouse suite, developing a branded, state-of-the-art workplace that will position Impact for current and future growth. As part of the deal, Impact will also receive prominent logo visibility and signage on the street-level of the building, visible to the 424,000 pedestrians and drivers traveling on Michigan Avenue each week.

The penthouse suite features two floors of angled floor-to-ceiling windows with stunning views of Millennium Park and the Lake Michigan shoreline. The space planning and design will amplify the Impact brand, and a full build-out will yield an open collaborative workspace with capacity for 105 employees.

For the first time, this Impact office will feature a customer experience center that will incorporate a new software demo theater with floor-to-ceiling display technology creating an unparalleled experience for clients. Additionally, Impact will have a branded elevator with private access to the 40th and 41st floor, as well as a private interior staircase connecting both floors.

“This expansion will position Impact to recruit and retain the top-tier talent that will propel it to even greater heights in the near future,” said CBRE’s Bill Sheehy, who, along with Brian McDonnell, represented Impact. “With this state-of-the-art new space, combined with the wonderful building improvements that ownership is putting in place, this will be an excellent location for long-term growth.”

Founded in 1999, Impact employs over 550 people at its 17 locations and specializes in business process optimization through the conception, development and execution of enterprise data and document strategies. Headquartered in suburban Lake Forest, Impact has experienced a three-year growth of 135 percent, and has been listed on Inc. 5000’s “America’s Fastest Growing Private Companies” nine years in a row.

“We are looking forward to continuing our tenure at 150 N. Michigan Avenue, and more than doubling the square footage of office space we currently occupy. We wanted a space that would reflect our continued investment into the company, to our employees, our clients and to our community,” said Impact’s CEO, Frank Cucco. “This space will be nothing short of breathtaking and is a true testament to how far Impact has come, and where we’re going—especially in the Chicago market.”

150 N. Michigan is a 41-story, 661,477-square-foot property in one of Chicago’s busiest districts. Amenities include a top-of-the-line fitness center, state-of-the-art conference facilities and tenant lounge and CBRE Global Investors’ proprietary platinum Five-Star Worldwide tenant services. The property is currently undergoing a renovation that will reimagine the lobby and add new gathering spaces.

“This is a great move for Impact that will set the company up for long-term growth in one of the city’s most premier locations,” said McDonnell.
