A collection of five North Side apartment properties containing a total of 740 rental units in the Uptown and Rogers Park neighborhoods is offered for sale for $29.95 million by Essex Realty Group Inc., the exclusive listing broker.
The Park Ridge-based Menetti family, the seller of the five properties, is willing to market the properties together as a package transaction or separately to individual buyers.
Two of the properties are in the Uptown neighborhood, which has experienced a wave of high-end renovation, beautification and development during the past few years.
The two Uptown rental properties are:
• The 376-unit Lawrence House, a 12-story elevator building at 1020 W. Lawrence Ave. The largest property in the collection is listed individually for $10 million, or $26,596 per unit. Lawrence House currently operates as senior housing, serving a large market of renters seeking clean, affordable and well-located apartments.
• The 102-unit Sheridan View Apartments at 4526 N. Sheridan Road. The seven-story building offered for sale by Essex Realty at a price of $3.75 million. Built in 1926, the vintage brick and stone building has been well maintained by current ownership, and is operated under Class-9 tax status.
The three Rogers Park properties are:
• The 13-story Astor House, at 1246 W. Pratt Blvd., a 124-unit brick and stone elevator building that is located only two blocks from Loyola University and Lake Michigan. Listed for $7.7 million, the property also is within walking distance to several CTA Red Line stations and Sheridan Road buses.
• 7645 N. Sheridan Road, a 78-unit building located just one block from Lake Michigan and three blocks east of the Howard station on the CTA Red Line. It is listed for $5.5 million.
• 1673 W. Pratt Blvd., a 60-unit building, is within walking distance to the Rogers Park Metra Statin and CTA Morse Red Line station, and in close proximity to Loyola University and Warren park.
