Clear Height Properties has recently signed four new leases in buildings it owns and manages in Chicago’s western suburbs.
Pure Processing has completed a lease for 14,452 square feet of space at 130-150 E. St. Charles Road in Carol Stream, Illinois. The firm, which specializes in medical device pre-cleaning is relocating to the building to facilitate ongoing growth and expansion of its business. Kelly Disser and Michael Freita of NAI Hiffman serve as the leasing agents for 130-150 East St. Charles Road.
“This property is well-located in the prime Carol Stream/DuPage County industrial market and represents a prime value-add investment opportunity for Clear Height,” said Gary Rose, managing director, asset management and acquisitions, Clear Height Properties. “We’ll invest in some minor capital improvements to the property and aggressively market the space to small to mid-size users in DuPage County that are looking for a central location with easy access to I-290.”
The two-building asset, which Clear Height acquired earlier this year, comprises a total of 64,285 square feet of space. Building 130 features 28,442 square feet of space, one exterior dock and two drive-in doors; Building 150 offers 35,843 square feet, two exterior docks and three drive-in doors. The buildings were built in 1987 and renovated in 2005 and have a combined 157 surface parking spaces.
Clear Height also facilitated two leases with Fab Supply and All American Paper at 2000 Bloomingdale Road in Glendale Heights, Illinois. The firms took a combined 10,688 square feet within the 104,419-square-foot asset that Clear Height acquired in 2016. Brian Silverman and Jason Shibata of JBS Commercial Real Estate handle leasing at the property.
Finally, Simplify Healthcare completed a lease for 6,430 square feet at 600 N. Commons Drive in Aurora, Illinois, moving its offices from Naperville, Illinois. Ryan Maher and Adam Johnson of NAI Hiffman handle leasing for the 73,960-square-foot property, which Clear Height acquired in 2018.
