Ned G. Frank, senior associate with Colliers International | Chicago’s Industrial Advisory Group, represented Life Spine Inc. in the purchase of the 58,400-square-foot former Duo-Fast Corp. building at 13951 S. Quality Drive in Huntley, IL. The $5.2 million sale closed in August 2014. The seller was Glenview-based Illinois Tool Works Inc., which acquired Duo-Fast Corp in 1999. The property has been vacant since 2000.
Life Spine, a spinal implant company, was quickly outgrowing its 11,000-square-foot headquarters building at 2401 W. Hassell Road in Hoffman Estates that it has occupied since 2004 when the company relocated from Indianapolis. “The Hoffman Estates location limited Life Spine is so many ways, preventing them from hiring and growing at the pace they wanted to,” said Frank. “After spending three years touring the Chicago area and also considering out of state locations, Life Spine determined that it was critical to retain its employee base and remain in Chicago’s northwest suburbs,” he added. Life Spine is expected to occupy the new facility by the end of this year.
Constructed in 1997, 13951 S. Quality Drive is a two-story 44,000-square-foot Class A office building with a 14,000-square-foot R&D area. It features high-end finishes, smoke and heat detectors, state-of-the art security system, fiber optics, and hydraulic elevator with battery backup.
The new facility will allow Life Spine to add about 25 employees by the end of 2015 and accommodate more than 200 in its current state. Its location on more than 10 acres also affords expansion opportunities should the company’s rapid growth continue even further.
