Exciting developments for Downtown Chicago as construction is set to kick off for 400 Lake Shore Drive on December 2, marking the commencement of the project three years after its approval, a mere few months into the COVID-19 pandemic.
LR Contracting and BOWA Construction are set to begin construction on the 72-story skyscraper project, starting with the northern tower, as reported by Urbanize Chicago. Designed by Skidmore, Owings and Merrill, the tower will have 635 rental apartments and 300 underground parking spaces. DuSable Park Construction will start alongside the tower, subject to Chicago Park District’s timeline. The project will also include a riverwalk and a new pedestrian lane. Most truck traffic will use site ramps, with E. North Water Street used for special deliveries.
Site clearing and mobilization will begin in 43 days, followed by below-grade work, expected to run from Q1 2024 to Q2 2025. Vertical construction, including concrete pours and interiors, will follow, starting in Q1 2025 and concluding in Q2 2027. Landscaping and project completion are targeted for Q3 2027.
The project will ultimately feature 1,100 units, with Related Midwest initially building 635 in the northern tower. The second phase, dependent on market conditions, will focus on the southern tower and could involve condominiums or rentals.
