The Cooper Commercial Investment Group closed the sale of the Harding Highway Aldi ground lease and the former Kmart building in Lima, Ohio, consisting of 92,000 square feet.
Aldi recently signed a 20-year NNN ground lease, which sits as an outlot to the big-box vacancy and will provide the buyer with tremendous upside upon lease-up.
The two buildings are shadow-anchored by a Walmart Supercenter and situated off Interstate-75, which includes other retailers such as Sam’s Club, Big Lots, Goodwill, McDonald’s, Taco Bell and Wendy’s.
Dan Cooper and Bob Havasi of the Cooper Commercial Investment Group represented the seller. The buyer, a private East Coast-based investment group. The property closed for $2.8 million in an all-cash deal.
