Cornerstone Alliance’s Lake Michigan Industrial Park to participate in Indiana Michigan Power’s Future Ready Sites Accelerator

Cornerstone Alliance announced that the Lake Michigan Industrial Park (LMIP) – Site North B has been selected to participate in Indiana Michigan Power’s Future Ready Sites Accelerator, a competitive initiative designed to advance high-potential industrial sites toward full development readiness.

The Future Ready Sites Accelerator program received 10 site applications. LMIP was one of five qualifying sites and one of only two in Michigan.

Participation in the Accelerator will provide additional technical assistance and strategic guidance to advance the site toward full market readiness. Through the program, Cornerstone Alliance will refine development concepts, address remaining site constraints, and strengthen the site’s competitiveness for industrial and advanced manufacturing investment. The selection reflects significant site readiness work already completed at LMIP through the Michigan Economic Development Corporation’s Strategic Site Readiness Program (SSRP). In 2025, Cornerstone Alliance commissioned a comprehensive Site Readiness Assessment conducted by Abonmarche, evaluating LMIP – Site North B across key criteria including land use, environmental conditions, transportation access, utilities, and infrastructure capacity.

The assessment confirmed the site’s strong foundational assets, including industrial zoning, proximity to regional transportation networks, and access to essential utilities, while also identifying targeted investments needed to further reduce development risk and accelerate site activation. These findings have informed Cornerstone Alliance’s site development strategy and positioned LMIP – Site North B for inclusion in the Future Ready Sites Accelerator.

“This selection recognizes the intentional, data-driven work that has already been completed at Lake Michigan Industrial Park,” said Jillian Nadolski, Strategic Projects Manager at Cornerstone Alliance. “The Site Readiness Assessment provided a clear understanding of the site’s strengths and remaining opportunities. The Future Ready Sites Accelerator allows us to build on that foundation and take the next steps necessary to position Site North B for investment that delivers long-term value to our communities.”

Other qualifying sites and Accelerator participants include:

•             DeKalb County Airport Site in Auburn, Ind.

•             Muncie Industria Centre Expansion in Muncie, Ind.

•             Mattawan Life Sciences Park in Mattawan, Mich.

•             LJC Farms Site in South Bend, Ind.

LMIP is a cornerstone of Southwest Michigan’s industrial development strategy, offering scalable acreage within an established industrial corridor. Advancing LMIP – Site North B supports Cornerstone Alliance’s broader mission to attract job-creating investment, expand the local tax base, and ensure the region is prepared for future economic opportunities.
