CRG joined project partners, officials from the city of St. Charles and other key stakeholders on July 26 at a grand-opening celebration for Chapter at The Streets, a five-story, 245-unit multifamily community at 333 Mulholland Drive in St. Charles, Missouri, a northwest suburb of St. Louis.
Nestled within the Streets of St. Charles mixed-use district, the building welcomed its first residents this month.
Located off of Interstate 70, Chapter at The Streets offers studio, one- and two-bedroom floor plans ranging in size from 504 to 1,141 square feet and priced between $1,475 and $2,390 per month. Each apartment features 9-foot ceilings; wood-style flooring; eat-in kitchens with islands, quartz countertops and stainless steel appliances; thoughtful work-from-home space; primary bedrooms with walk-in closets; designer lighting, including statement pendants and overhead recessed fixtures; and in-unit laundry. Most units also include private balconies.
With modern interiors incorporating arched brick accents inspired by St. Louis’ iconic Gateway Arch, Chapter at The Streets’ robust suite of amenities includes a fitness center; resident lounge with demonstration kitchen; coworking space to accommodate remote work; and pet-grooming station. Outdoor offerings include a swimming pool with hot tub, as well as a recreational sun deck with putting green, fire pits, grilling stations and shaded seating areas. The community offers AT&T’s Instant-On service and wireless connectivity at speeds of up to 1GB, with coverage in all common areas, including the lobby and outdoor recreation spaces. Additionally, residents have access to ample parking, electric vehicle charging stations and bicycle storage.
Enhancing the property and aligning with CRG’s mission to incorporate neighborhood-inspired artwork into its developments, Chapter at The Streets includes a mural along the building’s parking garage. Co-designed by Media-Objectives and artist Wylie Caudill, the mural references the history and place of St. Charles through an array of historic buildings, aerial view of the Missouri and Mississippi rivers, and abstracted street maps overlaid with expressive animals researched and illustrated by Caudill.
Tucked within the 27-acre The Streets of St. Charles multi-use district, Chapter at The Streets places residents within walking distance of numerous retail, restaurant, entertainment and service offerings, including an eight-screen AMC movie theater. The Streets also houses offices, two hotels and public spaces used for community programming.
Residents of Chapter at The Streets also enjoy direct access to the 240-mile Katy Trail, the country’s longest rails-to-trails project. A mile to the northeast of the development is St. Charles’ historic downtown area, which is home to additional restaurants and shops along the riverfront.
The project was designed by Chicago-based Humphreys & Partners Architects, an award-winning architecture firm specializing in multifamily projects. Chesterfield, Mo.-based Brinkmann Constructors, a nationally recognized multifamily construction management firm, served as general contractor, while St. Louis-based 2B Residential will oversee leasing and property management.
CRG’s Chapter-branded multifamily product is a national collection of upscale apartments designed to provide spaces and experiences that live well and enhance residents’ daily lives. Chapter at The Streets marks the third Chapter-branded community and is part of CRG’s national residential development strategy, which aims to invest $1 billion in multifamily developments in first- and second-tier suburban markets throughout the U.S.
CRG’s Chapter portfolio also includes Broadway Chapter, a 242-unit multifamily community in Fort Worth, Texas, that opened in 2021, and Upshore Chapter, a 149-unit property in Chicago’s Uptown neighborhood that was completed in 2019. Pipeline developments include two student housing projects slated to open in fall 2024 – Chapter at Madison, a 165-unit building near the University of Wisconsin-Madison, and Chapter at Eugene, a 119-unit building near the University of Oregon.
