Cushman & Wakefield served as the exclusive advisor to Denholtz, a privately held investment management firm, in the procurement of a $76 million loan to refinance Overall Creek Apartments, a 384-unit Class-A multifamily property in Murfreesboro, Tennessee, 30 miles southeast of Nashville.
The financing was provided by PCCP.
A Cushman & Wakefield Equity, Debt & Structured Finance team of John Alascio, Chuck Kohaut, and Chris Meloni represented the borrower in the transaction.
Built in 2020, Overall Creek Apartments is located at 5150 Jack Byrnes Drive and features resort-style amenities including a courtyard with a pool and grill stations, fire pits, a dog park, a hydro massage room, tanning bed, a business center, and a fitness center. The property is currently 94% occupied and offers spacious one-, two-, and three-bedroom residences averaging 1,057 square feet.
The community is strategically positioned near major regional employers such as Middle Tennessee State University and Nissan North America. Tenants benefit from excellent access to the region’s transportation network and are approximately a 30-minute drive from downtown Nashville.
