The agency leasing team with Cushman & Wakefield, in partnership with owners R2 and Goldman Sachs Asset Management, has completed nearly 45,000 square feet of office leases at The 15 Building, a Downtown Minneapolis landmark known for its colorful mural of Bob Dylan.
The 15 Building is located at 15 S. 5th St. and has been leased by Cushman & Wakefield’s Tom Tracy and Katie Tufford since February of 2020. During that period, Tracy’s and Tufford’s marketing efforts, based on a rock-and-roll theme and Minnesota’s music history, have increased occupancy at the creative office redevelopment by 27%, bringing the 12-story, 130,000-square-foot building to 70% leased.
The addition of spec suites, turn-key Class A office space ready for tenants’ immediate occupancy and meeting modern workplace requirements, played a critical role in The 15 Building’s leasing success, especially as the pandemic receded. New tenants for The 15’s spec suites include Fjorge, which leased the entire fifth floor; Arux, which leased the entire 11th floor; and Inspire11, which leased the entire ninth floor. Renewals include Channel Z, with 6,000 square feet; and Chobani, which renewed it’s 2,500 square foot office lease.
