Dermody Properties, a national real estate investment, development and management company focused exclusively on the logistics real estate sector, broke ground Thursday, Oct. 27 on The Logistics Campus, a planned, 10-building development. The Logistics Campus is located at the site of the 232-acre former Allstate Corporation headquarters in Glenview, Illinois. Once developed, it is estimated that The Logistics Campus will create jobs for more than 1,900 full time employees and generate millions in additional tax revenue that can go towards supporting schools and other local taxing districts.
Village of Glenview President Michael Jenny, 14th District Cook County Commissioner Scott Britton, State Senator Julie Morrison and Dermody Properties leadership were in attendance for the event. During the ceremony, the Dermody Properties Foundation presented a $10,000 donation to Northfield Township Food Pantry, in the name of the Village of Glenview, which was accepted by Northfield Township Supervisor Shiva Mohsenzadeh.

Once complete, The Logistics Campus will offer approximately 3.2 million square feet with flexibility to accommodate build-to-suits. The Class-A facilities will utilize the most up-to-date, energy efficient designs. On a speculative basis, buildings are planned to range between 92,000 square feet and 455,000 square feet and will feature 36- to 40-foot clear height dock doors, drive-in doors and trailer and car parking. Buildings can be consolidated to create larger footprints or modified to deliver cross-dock buildings. The alternate designs can also accommodate up to 120 feet of exterior height, providing great flexibility and efficiency for modern industrial uses.
Construction has commenced on five buildings totaling 1.2 million square feet, scheduled for completion in Q2 and Q3 of 2023. The remaining 125 acres will be available for multiple build to suits or a single building of up to two million square feet.
The Logistics Campus’ traffic volumes are estimated to be just 75% of the previous levels witnessed at the office campus during peak occupancy. Additionally, the private road is designed to run north and south within the park, reducing traffic on the surrounding streets compared to the office campus which relied heavily on inbound and outbound traffic at the intersection of Sanders and Winkleman Roads as well.
Dermody Properties will preserve 50 years of mature plant life and ground cover on the periphery of the site, with plans to relocate hundreds of trees from the interior of the office campus to locations around the future industrial buildings.
The Logistics Campus is located in the heart of the North Suburban O’Hare Industrial market, with immediate access to I-294 and with proximity to O’Hare International Airport and Downtown Chicago.
