The Chicago office of Duke Realty Corporation is developing a 242,372-square-foot build-to-suit corporate headquarters and warehouse in Aurora, Illinois, for Shorr Packaging Corp., a distributor of packaging products, equipment and services.
Shorr Packaging’s new facility is being built on 13 acres in Butterfield Corporate Park, Duke Realty’s multi-building industrial campus off Interstate-88 in Aurora. Shorr Packaging will consolidate operations from a 120,000-square-foot building it owns in Meridian Business Park, a 34,000-square-foot space in Meridian Business Park it leases from Duke Realty and 36,127 square feet it leases in another building in Aurora.
Shorr Packaging’s build-to-suit warehouse will include 32-foot clear heights, 53-foot-by-52-foot column spacing and office space on the first and second floors. Two drive-in doors and 20 9-foot-by-10-foot dock doors will be incorporated into the structural precast panel building. The site also will include 156 automobile parking spaces and a 185-foot deep truck court.
Trevor Ragsdale with JLL represented Shorr Packaging in the transaction, while Duke Realty was represented by listing agents Traci Payette, David Prell and John Suerth with CBRE and Susan Bergdoll with Duke Realty.
Construction on Shorr Packaging’s new facility in Butterfield Corporate Park is slated to begin this summer with delivery in spring 2016.
