First-of-its-kind wellness-centered residential community opening in Nashville

A team of well-known local developers is unveiling The Lanes this week, a first-of-it’s-kind wellness-centered residential community located on a 12-acre site between Germantown and The Nations neighborhoods in Nashville, Tennessee.

With a primary address of 2500 W. Heiman St., The Lanes is set to deliver a new standard in health-conscious, design-forward urban living.

The project is spearheaded by Edward Tinsley, Jared Bradley, and Eric Russell—the trio behind what is now the largest private investment in the history of North Nashville, with a total commitment of $95 million. Infrastructure work is largely complete, and the first homes are scheduled to be delivered beginning in September 2025.

Residences at The Lanes start in the high $600,000s, and offer high-end design, premium materials, and extensive community amenities—all within easy access to major Nashville corridors. Even on the worst of traffic days, it is a 5-minute drive to the Gulch, West End or Germantown.  The Lanes delivers unmatched livability, quality, proximity, and value in urban Nashville.

A Master-Planned Wellness Community

“When designing The Lanes, we had a blank canvas to create the most livable neighborhood possible,” said Ed Tinsley. “Our core ethos—live well, be well—guided every decision, from materials to amenities. We’re not just building houses; we’re imagining a lifestyle for Nashvillians that want proximity to the heart of the city.”

Anchoring the community are1.5-acres of dedicated wellness space, designed to foster connection, movement, and restoration. Planned features include:

  • A full-service fitness studio featuring saunas and cold plunges
  • A design-led pool and sun deck, inspired by private club experiences
  • Generous green spaces and flexible outdoor gathering areas
  • A centrally located Community Haus with a full kitchen and workspaces

Programming will be led by a full-time lifestyle coordinator, who will curate a robust calendar of resident experiences—from yoga on the lawn and pickleball tournaments to healthy cooking classes, seasonal gatherings, and more.

“The Lanes is about raising the bar for urban living,” said Eric Russell, Principal of Big Plan Holdings. “We’re delivering homes crafted with exceptional attention to detail and finishes typically reserved for high-end custom residences. Paired with intentional, community-driven programming, this creates an unmatched quality of life found at this price point in the city.”

The site also features 1,000 feet of Metro Greenway, promoting active living and pedestrian connectivity throughout the city. Construction on amenities begins August 2025.

A First-of-Its-Kind Partnership with Murphy Maude Interiors

Murphy Maude Interiors, led by Leslie Murphy, is a Nashville-based, nationally and internationally published design firm specializing in high-end residential projects. Typically reserved for individual high-net worth custom home projects, owner Leslie Murphy joined The Lanes development team to curate four distinct design aesthetics with eight bespoke floor plans.

Location Meets Legacy

The Lanes sits at a nexus of Nashville’s cultural and educational heritage, walkable to Tennessee State University, Fisk University, and Meharry Medical College. Within two miles of The Gulch, Downtown, Germantown and West End, the location seamlessly blends urban convenience with neighborhood tranquility

The Lanes’ took naming inspiration from Pinnacle Lanes, a beloved historic bowling alley once located on the site, as well as the TSU Tigerbelles, the iconic women’s track team of the 1950s and ’60s. Streets within The Lanes honor legendary figures such as Wilma Rudolph (Rudolph Landing) and Edith McGuire Duvall (Edith Circle). It is planned for Rudolph Landing to eventually connect to Ed Temple Blvd, named after the Tigerbelles famed track coach.

Sales Gallery Coming Soon, Led by Redeavor

Sales at The Lanes launch today, with an on-site model residence and sales gallery to follow in September. Leading the sales and marketing for the Lanes is Redeavor, a national real estate firm specializing in new development sales, strategic advisory, and capital investment.

Redeavor’s Nashville team is led by Maranda Blanton, Co-Founder and Managing Director. She has brought on the seasoned professional Tamara Senibaldi to lead The Lanes’ sales team.
