Today, a drive through Hoffman Estates reveals a market in the midst of a profound and successful metamorphosis.

For real estate professionals tracking the Chicago suburban market, Hoffman Estates has emerged as a case study in aggressive adaptive reuse and municipal agility. By pivoting from a reliance on legacy corporate office to a diversified portfolio of data centers, mixed-use “metroburb” environments, vibrant retail centers, and high-end residential infill, the Village is not just recovering from the shifts in the office market—it is actively reinventing the definition of a modern suburb.

The following market update outlines the significant construction milestones, stabilized assets, and forward-looking planning policies that are driving this growth.

The New Digital Backbone: Data Center Dominance

Perhaps the most visible sign of the Village’s economic pivot is the rapid transformation of the former Sears headquarters campus and surrounding land. Where acres of underutilized asphalt once sat, critical digital infrastructure is rising.

Compass Datacenters has made significant progress on redeveloping the former Sears campus. The sheer scale of this project signals a long-term commitment to the municipality. Currently, Compass is “out of the ground” on two of their first three planned buildings. This project is not merely a construction win; it represents a stabilizing force for the local tax base.

Simultaneously, Microsoft continues to expand its footprint in the Village. They are currently out of the ground and vertical on Building 2 of their 93-acre data center campus. The presence of two hyper-scale technology giants within the Village limits creates a powerful “tech cluster” and ecosystem.

Bell Works Chicagoland: The Proof of Concept

When Inspired by Somerset Development took over the former AT&T campus, the industry watched with bated breath. Could the “Metroburb” concept—an urban core in a suburban shell—work in the Midwest like it did in New Jersey? The 2025 figures suggest a resounding “yes.”

The East Side of the massive 1.65 million-square-foot complex has reached stabilization, currently sitting at 97% occupancy. This year alone saw ribbon cuttings for major tenants including Convergint and Identiti, proving that Class A tenants are still seeking office space if it provides the right mix of amenities and energy.

Crucially, Bell Works has succeeded in curating the “play” aspect of the work-live-play equation. Recent openings of Swing Loose Indoor Golf and Game Night Out have turned the office complex into an 18-hour destination, driving foot traffic that benefits all tenants.

Looking ahead to the investment horizon, demolition and reconstruction have commenced on the West Side of the building. This next phase is slated for lease-up in 2026, offering a significant inventory of prime, amenitized office and retail space to the market in the next 24 months.

Complementing the commercial success is the residential densification of the site. Pulte Homes has broken ground on 164 townhomes, integrating high-quality housing directly onto the campus. Synergy Construction received approval in December for a transformative project at Barrington Square, building 335 residential units. This project is a textbook example of modernizing aging retail centers into vibrant mixed-use districts. By injecting density into the site, the remaining retail gains a built-in customer base, stabilizing the asset and increasing the viability of the commercial square footage.

Additionally, Pulte Homes is active on a second front, constructing 69 townhomes on a site near the Village Hall, south of I-90. This development indicates that demand for high-quality attached single-family housing is strong across the Village’s geography, not just along the northern commercial corridor.

Hospitality and Retail Resilience

While the headlines focus on tech and housing, the hospitality and retail sectors—vital for a balanced real estate ecosystem—are showing strong signs of renewal.

The Chicago Marriott Northwest recently celebrated a Grand Re-opening, following significant investment. In the current lending environment, capital improvements of this magnitude in the hospitality sector signal strong confidence in the return of business and leisure traveler, especially to events at the Village-owned, NOW Arena.

On the retail front, the recent ribbon cutting for Taco Lamas highlights the continued absorption of retail space by growing regional operators, adding to the vibrancy of the local dining scene.

Recognizing that site selection and due diligence often begin online, Hoffman Estates has overhauled its digital presence this year with the launch of three distinct platforms.
