Government Investment Partners (GIP) acquired three adjacent office/retail buildings near Monument Circle in downtown Indianapolis.
The three buildings, which were purchased by GIP from Two North Meridian Co. and John J. Goodman, are located at 2 N. Meridian St., 20 W. Washington St. and 24 W. Washington Street, just north of Circle Center Mall.
The purchase price was approximately $14 million. John Goodman will have a continued role with the property as a consultant to GIP. The seller was represented by the Colliers Indianapolis Capital Markets team led by Alex Cantu, Alex Davenport and Rachel Patten.
The complex’s primary tenant is the headquarters of the Indiana Department of Health, which recently signed a 10-year lease extension for the entire 161,500-square-feet of office space across all the three buildings.
The buildings also include ground-floor retail space leased to Bank of America, T-Mobile and Taco Bell Cantina (which recently signed a long-term, 2,860-square-foot lease to occupy the former Sugarfire Smokehouse space) as well as 12,000 square feet of available retail/restaurant space, including the former Rock Bottom Brewery and Pearings Café spaces.
