Leasing momentum builds at Nashville’s 5 City office tower

5 City, a newly delivered Class-A office tower, is gaining significant leasing momentum following a series of recent lease executions that underscore strong tenant demand for high-quality office space conveniently situated between Nashville’s bustling Midtown and vibrant West Nashville locations.

Over the past 60 days, more than 35,000 square feet of leases have been signed at the 344,000-square-foot, 15-story building, which was delivered in the third quarter of 2025 and is owned by Convexity Properties, a DRW Company. Recent transactions include a 16,116-square-foot lease by Dickinson Wright, a national law firm relocating from downtown Nashville, and a 9,954-square-foot lease by Nephila Advisors, an investment management and financial advisory firm. Additional tenants include Jay-Bee Oil and Gas, opening its first Nashville office; Precision Field Services, a mortgage services and property preservation business; and a San Francisco–based music label and publisher establishing a Nashville presence. 

“5 City is capturing this leasing momentum because it delivers exactly what today’s tenants are seeking—new construction, efficient floor plates, best-in-class amenities, and a prime location easily connected to Downtown, Midtown, and West Nashville,” said Stewart Lyman, Managing Director at Stream. “With full-floor availability alongside smaller, move-in-ready spec suite options, the project is uniquely positioned to meet demand from companies needing something as small as a spec suite to the large block of space we have maintained on the upper levels of the building.”

The building offers a comprehensive amenity package designed to support modern workplace needs, including exclusive outdoor terrace space, a tenant lounge, a training and conferencing center with seating for up to 100 people, an on-site management office, electric vehicle charging stations, a fitness center, spa-quality lockers and showers with towel service, bike storage, grab-and-go food, and approximately 18,000 square feet of on-site retail, restaurants, and fitness offerings.

Retail leasing for the project is being led by Foundry Commercial Vice President Liz Craig. Current tenants include Pause Studio, a modern wellness and recovery studio focused on optimizing health and performance, and Yard Gym, a boutique strength and conditioning facility built around community-based training. Bills Avenue Dental has also joined the lineup, relocating its practice, formerly known as Hillsboro Village Dental, to the project, where it offers comprehensive care, from preventive services to cosmetic dentistry.

Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, serves as the landlord representative on behalf of ownership. Stream Managing Director Charlie Gibson and Stewart Lyman, along with Vice President Maddy Sickels, lead leasing efforts at 5 City as the project continues to attract professional services, financial, energy, and creative firms seeking to grow within the Nashville market.

The transactions were completed in collaboration with multiple brokerage firms. JLL represented Dickinson Wright and Nephila Advisors, while CBRE represented Jay-Bee Oil and Gas and Precision Field Services, and Kasa Real Estate represented the music label and publisher.
