Lee & Associates of Illinois brokers 500,000-SF deal in Elion Logistics Park 55

Lee & Associates has negotiated a long-term lease transaction for a 500,000 square-foot build to suit at 30260 Graaskamp Boulevard in Wilmington, Illinois. The new building will be part of the 2,500-acre rail-served Elion Logistics Park 55 in Will County.

Walter Murphy, principal at Lee & Associates’ Illinois office, represented the tenant, Dynamic 3PL. Jeffrey Kapcheck and Jason Lev of CBRE represented the owner/developer, Elion Logistics Partners.

“We searched every inch of the I-80/I-55 corridors and this location proved to be the most viable,” Murphy said. “The TIF incentive was monumental in creating an attractive gross rent for my client while retaining great access to the intermodals and expressways. The entire ELP team was extremely responsive and worked with us like business partners.”
