Lendlease announced the launch of sales at The Reed, a 41-story luxury residential high-rise located at 234 W. Polk Street in Chicago’s Printers Row. With 216 luxury condominiums on the building’s upper floors, The Reed represents the first for-sale offering in Lendlease’s Southbank neighborhood development, a seven-acre master plan situated along the South Branch of the Chicago River.
“The Reed is an exciting extension of the vibrant community we have created within the Southbank neighborhood,” said Ted Weldon, executive general manager of development for Lendlease’s Chicago office. “This next phase of Southbank will welcome homeowners who yearn for the liveliness and convenience only city living can provide, but also those who appreciate connectivity to nature, which can be enjoyed in the adjacent Southbank Park and Riverwalk. It’s a residential experience unlike anything else currently available in the downtown market and one that incorporates the myriad features today’s buyers want in a home.”
Slated for delivery in 2023, The Reed offers a collection of one-, two- and three-bedroom condominiums priced from the $390,000s. Ranging in size from 630 to 1,670 square feet, each residence features hardwood flooring throughout and modern kitchens including quartz countertops, porcelain backsplashes, high-end Bosch appliances and an expansive island with architectural steel legs.
Occupying floors 23 to 41, the condominiums offer unparalleled views of the skyline, Lake Michigan and Chicago River, as well as Southbank Park, which borders the northern side of the building. The views are welcomed into each residence with nine-foot floor-to-ceiling windows. Several of the units include private outdoor balconies, allowing residents to further experience the pristine views. Drawing inspiration from the industrial history of the site and surrounding neighborhood, interiors feature concrete ceilings, exposed columns in select plans and dark metal finishing.
Visitors to the sales gallery, housed on the penthouse level of The Cooper, an adjacent rental tower that was the first building completed in the Southbank master plan, can explore The Reed’s diverse floor plans and preview three distinct finish packages featuring white, slate and gray tones. Through VR technology, prospects will be able to immerse themselves in the tower’s stunning views and select the ideal backdrop for their new home. The team from Wolf Development Strategies, the exclusive sales and marketing firm for the development, will also provide prospects virtual tours of the condominiums through the building’s new, interactive website.
“We’ve made a significant investment in state-of-the-art technology to ensure prospects are able to visualize life at The Reed,” said David Wolf, president and CEO of Wolf Development Strategies. “We look forward to welcoming buyers to the sales gallery and providing an elevated experience—literally, from 29 stories above the development site—that goes beyond floor plans and finishes. Once they’ve taken in the views, seen the selections in person and explored the seasonal beauty of Southbank Park and Printers Row, buyers will understand why The Reed is one of the most enticing buildings on the market today.”
The Reed boasts two well-appointed amenity suites for homeowners, including a 12,000-square-foot outdoor amenity deck on the eighth floor overlooking Southbank Park, privately developed and maintained by Lendlease as the centerpiece of the Southbank neighborhood. The deck will house a pool with cabanas, grilling stations and an outdoor kitchen, dining and seating areas, and fire pits—all against a backdrop of the downtown skyline.
Inside the eighth-floor amenity space, residents will enjoy access to a wet lounge adjacent to the pool deck; show kitchen; living lounge room with TVs, a pool table and seating areas that can double as workspaces; virtual sports simulation room; screening room; and indoor/outdoor fitness center with dedicated HIIT and yoga spaces, as well as cardio and strength-training equipment, some of which can be brought outside for open-air workouts. Additional building amenities and conveniences include package delivery with cold storage, dry cleaning and a ground-level bike room with wash and maintenance stations. These offerings are available to both homeowners, as well as residents of the building’s 244 apartments, which are housed on floors nine through 22.
Homeowners also have exclusive access to additional amenities on the second floor, which overlooks Southbank Park. These include a library, fireplace lounge, separate show kitchen, flexible workspaces and an outdoor terrace on the building’s northwest corner, overlooking the park and river.
Residents of The Reed will have immediate access to the development’s flagship amenity, Southbank Park. Designed by Hoerr Schaudt Landscape Architects and brought to life by Confluence, the 2-acre park features lush landscaping and meandering walkways that lead down to a fully accessible Riverwalk programmed with a stone amphitheater, seating area and viewing platform showcasing the river and downtown skyline. The southern end of the park is expected to include a water taxi stop and kayak launch.
The Reed continues Lendlease’s global commitment to sustainability and wellness-focused design. Targeting LEED Gold and Fitwel certification, The Reed will be among the first residential properties in the Lendlease Americas portfolio to undergo a Life Cycle Assessment (LCA) to prioritize low carbon material selection. With an emphasis on sustainable design, each residence at The Reed features low-flow plumbing fixtures, Energy Star-rated appliances, smart thermostats and heating and cooling equipment with efficiency rated 10 percent higher than the code minimum. Additional sustainability features in Southbank Park include an on-site stormwater management system designed to mimic natural wetlands while mitigating runoff. In restoring the riverfront, Lendlease has also created habitats that support native flora and fauna, honeybees and migratory birds.
