Leopardo recently completed the redevelopment and repositioning of 311 W. Monroe, a 382,490-square-foot, 15-story Class A office building in Chicago’s Loop. Leopardo, serving as general contractor, worked in collaboration with the building’s owner, Sterling Bay, and architect Perkins+Will to complete the project.
The redevelopment consisted primarily of robust tenant amenity upgrades, including a private bowling alley and gaming area, multiple event spaces, conference facilities, an 8,000-square-foot fitness center, programmed yoga/spin room, secure bike room and more.
The amenity spaces are housed in the reconstructed 15th-floor penthouse that features new exterior cladding, operable glass walls to facilitate an indoor/outdoor lounge and upgraded finishes throughout. Work also consisted of new building infrastructure, including plumbing, HVAC, fire protection and electrical systems, as well as the modernization of seven-passenger elevators and a freight elevator serving all floors.
311 W. Monroe is another in Leopardo’s long list of work with Sterling Bay, including 210 N. Carpenter in Fulton Market, TAO, Fulton West, the renovation of 400 S. Jefferson, as well as multiple projects at 111 North Canal.
