Mandel Group releases plans for possible 275,000-square-foot multi-building office project in Milwaukee

Milwaukee-based developer Mandel Group in early December released conceptual plans for a major office development in the Walker’s Point neighborhood of Milwaukee. The project will front on the Milwaukee River.

The project could total 200,000 to 275,000 square feet when built.

The multi-property development site incorporates Mandel’s current Wisconsin Cold Storage properties on East Florida street with river-fronting parcels owned by Kurth Corporation, a Delaware-based entity. Mandel has secured the Kurth properties under an accepted offer to purchase, and has been reviewing development alternatives for the properties since the early days of 2016.

The overall development plans includes more than seven acres of land area.

Redevelopment of the property will require the demolition of the 12-story dormant grain elevator at the southern end of the site. It would also include a public riverwalk that would connect the development with future developments planned for both north and south of the site.

Mandel has proposed two structures for the development. The first is a long, gallery-like structure named Vista, which would contain 100,000 square feet of office space. The second proposed structure would rise where the grain elevator now stands. This building, named Overlook, woudl be a seven-story mixed-use structure that would house 60 stalls of internal parking, a 6,500-square-foot commercial first floor and four office floors each containing 15,000 square feet.

William Bonifas, executive vice president of CBRE, has been working with Mandel Group and the project architect, Jim Shields of HGA Architects and Engineers, to refine the concepts for each building.

Mandel Group has not yet set a timeframe for beginning construction.
