Marquette Companies has announced the completion and grand opening of The Thompson at Fulton Market, a 210-unit mixed-use apartment building at 150 N. Ashland Ave., on the site of the former Mary Thompson Hospital in Chicago’s Fulton Market neighborhood.

Named for Dr. Mary Thompson, Chicago’s first female doctor and the first woman known to have performed major surgery, The Thompson is comprised of a new, 12-story glass and concrete building. This structure is integrated directly with an original five-story brick building that was constructed in the 1920s as part of the hospital and located on the south side of the property.

“The Thompson at Fulton Market is a harmonious convergence of tradition and innovation, effortlessly intertwining a bold new design with the charm of a thoughtfully preserved historic building,” said Ann Reckelhoff, director of development at Marquette Companies. “This development – named after one of Chicago’s great women – demonstrates our aspiration to create much-needed housing for the community while simultaneously honoring the neighborhood’s past.”

Residents at The Thompson can choose from studio, one-, two- and three-bedroom apartments, ranging from 502 to 2,098 square feet. All units include stainless steel appliances, quartz countertops, wood plank flooring, soft close cabinetry with under cabinet lighting, roller shades, in-home washer and dryer, and keyless entry system. Select units will come with private balconies. Rents range from $2,155 to $5,350. In addition to the market-rate apartments, there are 32 on-site affordable units.

Community amenities include the Collaboratory, a 24-hour coworking space that includes workstations and conference rooms; The Parlor, a social hub featuring a resident bar and lounge; a 24/7 fitness center and private exercise room; and a dog wash station. An outdoor courtyard located in the center of the renovated five-story building includes grill stations and seating and is enhanced by an adjacent covered terrace offering protection from the elements. On the penthouse level, an indoor lounge and a rooftop deck with outdoor seating overlooks Union Park and offers views of the Chicago skyline. Covered parking is available, including charging stations for electric vehicles and bike storage.

The adaptive reuse of the existing century-old structure inspired interiors at The Thompson, which are accented with retained features from the original building like exposed brick and massive concrete columns. These are complemented by the deep, rich colors and metallic accents of the finishes, fixtures and furnishings. Nationally renowned, Chicago-based artist Lefty Out There (aka Francesco Campanella) created several murals seen throughout the common areas, further rooting The Thompson in a sense of place.

“Based on our experience developing in Fulton Market for the last 10 years, we know that beautiful apartments paired with an experience that matches the energy and vibrancy of the neighborhood is a winning equation,” said Mrs. Reckelhoff.  “The Thompson seamlessly integrates the charm of its historic predecessor by offering exposed concrete ceilings that bring warmth and interest to many apartments, while also offering innovative design features like luxe wood laminate floors and deep blue backsplashes. Residents come to Fulton Market to experience the neighborhood, and The Thompson gives them a home that not only connects them to the buzz and excitement of the area, but also offers a haven with modern comforts and amenities that support their lifestyle.”

In addition to its electric car charging stations, The Thompson also includes sustainable features like green roofs, is being built to Green Globe Initiative criteria, and aims to be 10% more energy-efficient than Energy Star standards.

Professionally managed by Marquette Management, The Thompson is the firm’s fifth development in the neighborhood. The building opened for occupancy in December and is currently in lease up. In addition to bringing new apartments to the area, the development includes nearly 2,400 square feet of ground-floor retail space facing Lake Street.

Designed by ParkFowler Plus, the facade of the new structure is composed of glass and modern fiber cement panels. The exterior of the existing five-story structure was preserved to help the development integrate into the surrounding neighborhood. Power Construction served as general contractor on the project.
