Naperville-based The Marquette Companies has completed its renovation of The Apartments at Woodfield Crossing, a 662-unit complex in northwest suburban Rolling Meadows.
Marquette purchased the apartment community in 2010, in a joint venture with Boston-based The Davis Companies, a private equity fund, and made a comprehensive series of renovations to its curb appeal, building exteriors, unit interiors and on-site amenities.
The Apartments at Woodfield Crossing offers one-, two- and three-bedroom apartment homes with one to two baths and balconies or terraces. There are 165 one-bedroom, 379 two-bedroom and 118 three-bedroom units. Apartments are offered in nine floor plan designs measuring 800 to 1,300 square feet and lease for $845 to $1,425 per month.
In terms of curb appeal, Marquette instituted a two-year landscaping upgrade program, including new entrance landscaping, grading on some grass areas and concrete work on walkways. New signage was developed for the entry monument, amenities areas and leasing center. The community was completely repaved and a site fence was added to transform it into a gated community.
Exterior improvements included re-siding all 18 buildings, adding new awnings to all buildings, installing new roofs, and replacing exterior site lighting, gutters and downspouts. The entire parking lot was repaved and restriped for the community’s 1,075 parking spots. Interior common area improvements included upgrading all hallways with new paint, lighting and carpet.
Apartment interior enhancements also were made to 490 of the units, such as new energy-efficient windows and new patio doors. Kitchens, baths and interior finishes were all renovated and upgraded.
The community also offers a host of on-site amenities, which were significantly rehabbed by Marquette, including a sand volleyball court, soccer field, playground, swimming pool with sundeck and clubhouse with business center. Laundry areas were also rehabbed in all buildings.
