McShane Construction Co. has been awarded the new 89,630-square-foot Oakwood Shores Terrace Apartments and Mercy Medical Center assignment. The mixed-use, mixed-income development will be located at 3753-3755 S. Cottage Grove Ave. in Chicago’s Bronzeville neighborhood and is part of the Chicago Housing Authority’s Plan for Transformation.
The newest phase of the $183 million Oakwood Shores community, the project will incorporate 48 apartment units, 36 of which are affordable housing, with a 28,000-square-foot medical office component on the first two floors of the building. Mercy Hospital and Medical Center will operate the medical office space providing services to south side residents. The third through sixth floors will include 26 one-bedroom units; 28 two-bedroom units; and four three-bedroom residential units.
The exterior of the six-story development will be constructed with precast panels featuring inlaid brick accents. McShane is constructing the building to meet Chicago’s Green Homes Program and will incorporate numerous sustainable systems such as a white TPO roof, permeable parking lot pavers, low-flow plumbing fixtures, Energy Star appliances and energy efficient light fixtures. Each residential unit will include fully-featured kitchens, washers and dryers, and energy efficient heating and cooling systems. McShane will also complete the site parking lot as well as an enclosed greenscape courtyard equipped with multiple pergolas.
NIA Architects Inc. and Stull and Lee Inc. are providing the design services for this assignment that is slated for completion May 2013.
