Stream Realty Partners announced continued leasing momentum at The Wrigley Building, one of Chicago’s most recognizable landmarks, with more than 100,000 square feet of recent new and renewed leases alongside continued investment in the historic property.
Recent activity includes significant long-term commitments from global design firm Perkins&Will and materials manufacturer Oil-Dri Corporation of America. Perkins&Will has renewed its approximately 47,700-square-foot lease through 2038, while Oil-Dri has signed a new 15-year lease for approximately 19,500 square feet in newly designed space within the building.
The transactions build on broader leasing momentum at The Wrigley Building, including Chicago Fire Football Club signing a long-term, 30,000-square-foot lease and Health Wave Partners, a newly launched Chicago-based platform led by former Ventas executive John Cobb, choosing the property for its Chicago headquarters.
Stream Vice Presidents Erica Marshall and Katie Hull represent Mansueto Office Inc. in leasing at the property.
Located at 400-410 N. Michigan Avenue at the intersection of the Chicago River, Michigan Avenue, and the Magnificent Mile, The Wrigley Building provides immediate access to some of Chicago’s most renowned dining, hospitality, entertainment, and cultural offerings. The property also features move-in-ready, furnished suites that pair modern workplace design with the historic landmark’s architectural character and prestigious address.
Mansueto Office continues to make substantial investments in the property with a long-term focus on preserving and enhancing the landmark while meeting the expectations of today’s office users. Current investments include a multi-million-dollar elevator modernization program and planned enhancements to the tenant amenity experience. Existing amenities include a comprehensive amenity package, complimentary water taxi service, and curated tenant programming.
Holly Duran and Jeff Mulder of Colliers represented Perkins&Will in its transaction. Nicole Becker, Bess Cooney, and Sarah Silva of JLL represented Oil-Dri Corporation of America. Jon Milonas and Kyle Kamin of CBRE represented Health Wave Partners.
