Colliers International Chicago’s Jeff Devine and Steve Disse represented a partnership between Sterling Bay Industrial, Development Resources, Inc., and Levy Family Partners, in the sale of Butterfield VI Distribution Center, a state-of-the-art, cross-docked industrial facility located at 2350 Frieder Lane in Aurora, Illinois, to an unnamed institutional investment advisor. The sale price was not disclosed.
Built in 2020, the 503,244-square-foot warehouse sits on 34.5 acres and features 36’ clear ceiling height, LED lighting, 52’ by 52’ column spacing and parking for 125 trailers and 286 cars (which is expandable). It is partially leased (66%) to LGSTX Distribution Services.
The facility is located within one of Chicago’s most appealing business parks, the master-planned Butterfield Center for Business and Industry. A premier destination in the I-88 Corridor for more than 25 years, it benefits from an infill location on the eastern edge of Chicago’s primary East/West corridor and is within a 40 minute drive of more than 2.0 million individuals across 938,000 households.
Two recently reconstructed four-way intersections with Interstate 88 at Eola Road and Route 59 provide immediate access points to and from all directions and have allowed it to become a cornerstone of last mile supply chain logistics for Amazon, FedEx, UPS, International Paper, Kapstone and Nippon Express.
