Paine/Wetzel/TCN Worldwide team completes two industrial transactions

Paine/Wetzel/TCN Worldwide has completed two industrial transactions totaling more than 135,000 square feet.

EMCO Chemical Distributions has purchased a 64,690-square-foot manufacturing/distribution facility located at 4909 70th Ave. in Kenosha, Wis., to accommodate the company’s expansion. Headquartered in North Chicago, EMCO also operates out of a 260,000-square-foot manufacturing and distribution building on 30 acres in Pleasant Prairie, Wis. EMCO primarily chose this location due the large 10.88 acre site allowing for future expansion.

Other benefits include close proximity to I-94 and the Illinois/Wisconsin border, 9,660 square feet of office space, one exterior dock, three drive-in doors, 18-foot to 24-foot clear ceilings, heavy power and T-5 lighting. Whit Heitman, principal; Samuel Badger, senior vice president; and Brad Weiner, vice President of Paine/Wetzel / TCN Worldwide, represented the seller, Venture One Real Estate LLC, in the transaction and Mike Prost of Lee & Associates worked on behalf of the buyer.

In addition, Ludlow Manufacturing has leased 72,150 square feet within a 195,000-square-foot industrial facility at 3821-31 Hawthorn Court in Waukegan. The company that services OEM manufacturers with their fabrication needs is expanding and relocating from Gurnee.

Ludlow chose the building primarily due to its expansive size and location.  Features of the property include more than 6,000 square feet of office space, 24-foot clear height, seven interior docks, one drive-in door and parking for 226 cars including trailer spots.

Heitman, Badger and Weiner represented Ludlow in the transaction and Zacharia Graham of CBRE worked on behalf of the building owner, John Daley & Associates.
