On behalf of Investment & Development Ventures, LLC (IDV) and Standard Real Estate Investments (SREI), Stream Realty Partners announced that Lindenmeyr Munroe has leased 100,043 square feet in Building 3 at Patriot Business Park, a newly developed three-building industrial campus in North Houston at 10326–10330 Veterans Memorial Drive.
The project is owned by a joint venture between IDV and SREI.
Lindenmeyr Munroe, one of the nation’s leading independent distributors of printing and packaging papers, wide format media, and facility solutions, will utilize the space to support its continued growth and operations in the Houston market. The signing marks the second major lease at Patriot Business Park since delivery, following the earlier signing of Fortune 200 global paper-based packaging leader Smurfit Westrock—a testament to the park’s ability to attract high-quality institutional tenants.
Delivered by IDV in the first quarter of 2026, Patriot Business Park totals 462,591 square feet across three buildings and is designed to accommodate modern distribution and logistics users. Building 3, where Lindenmeyr Munroe will occupy space, offers 150,615 square feet with 36 dock-high doors and two drive-in ramps. Building 1 totals 92,758 square feet with 22 dock-high doors and two drive-in ramps, while Building 2 spans 219,218 square feet and features 58 dock-high doors and four drive-in ramps. All buildings feature front-load configurations, 32-foot clear heights, and ample parking.
Strategically located in the North Houston submarket, Patriot Business Park offers direct access to Veterans Memorial Drive and immediate proximity to Beltway 8 and Interstate 45, providing efficient regional connectivity.
