PCCP, LLC, Sotarra, LLC and The Excelsior Group have formed a partnership for the development of Edgewater on Cook Lake, a 58-unit detached single-family built-for-rent community in Maple Grove, Minnesota, a western suburb of the Twin Cities.
With an average home size of 2,277 square feet, the project is intended to meet renter demand for larger rental product in the Twin Cities suburbs.
Situated on 20 acres, the property is planned with 58 detached, single-family homes and a clubhouse, each on a 45’ by 120’ lot. The community will offer residents a clubhouse, business center, pool and grilling station.
Units are intentionally larger than other rental product, and the unit mix includes 16% two-bedroom units, 43% three-bedroom units and 41% four-bedroom units. Each of the homes will have an attached two-car garage, luxury interior finishes and backyards with grass lawns and views of nearby Cook Lake. Construction has commenced, with first deliveries anticipated in February of 2023.
The site sits in the middle of existing single-family and multifamily residential product while still offering residents access to nearby retail and outdoor amenities. Within walking distance of the property is a Hy-Vee grocery store. The Arbor Lakes Mall, one of the largest lifestyle centers in the Twin Cities, is within a 10-minute drive.
